San Gregorio di Catania, Catania, Sicily, Italy

320 sqm

Originally designed by architect Matteo Arena, this luxury villa overlooking the Gulf of Catania had undergone a previous renovation that no longer reflected the owners’ lifestyle or contemporary living requirements.
While the property featured generous interiors distributed across four levels and remarkable architectural potential, the existing layout lacked spatial continuity, functional efficiency and a strong visual connection between the different living areas.
The objective was to preserve the architectural identity of the original residence while delivering a contemporary luxury villa renovation that would enhance functionality, improve circulation and redefine the relationship between architecture, interior design and outdoor living.
The clients commissioned LAVICA to completely rethink the villa through a contemporary architectural and interior design approach while respecting the original design language.
The brief focused on:
The defining feature of the renovation is the new sculptural staircase, conceived as the visual and functional heart of the home.
Light in appearance yet architecturally expressive, the staircase connects all four levels with remarkable fluidity, becoming the central element around which the entire spatial composition revolves.
Large-format porcelain slabs with marble and concrete finishes create a sophisticated dialogue of textures, while clean architectural lines reinforce the contemporary identity of the residence.
The villa was completely reorganised to create a more intuitive and fluid living experience.
On the first floor, a warm and welcoming family living room develops around the fireplace, complemented by a refined dining area furnished with iconic design pieces.
The spacious bespoke kitchen becomes the operational heart of the home, combining elegant aesthetics with everyday practicality through a generous central island, integrated storage and highly functional workspaces.
An elegant home office and a sophisticated guest bathroom complete the level.
The second floor is dedicated to the private sleeping area.
The master suite features a bespoke upholstered headboard that gently separates the bedroom from the dressing area before leading to an elegant shared bathroom designed with custom-made furniture and carefully curated finishes.
Every room has been designed to maximise comfort, privacy and natural light while maintaining a harmonious relationship between the different spaces.
At the top floor, the villa embraces wellness.
A private spa and fully equipped gym overlook the panoramic terrace, creating an exclusive retreat that can easily transform into an additional guest suite whenever required.
The interior design follows a refined and cohesive language inspired by contemporary Mediterranean luxury.
Large-format marble-effect porcelain, concrete-inspired surfaces, warm natural wood and bespoke lacquered joinery create a timeless material palette that flows seamlessly throughout the house.
Neutral colours establish a calm and elegant atmosphere, while selected bathrooms introduce richer tones and expressive textures.
Within the master suite, decorative textured finishes enrich the tactile experience and reinforce the intimate character of the space.
Lighting design plays an equally important architectural role.
Integrated LED systems and carefully selected decorative fixtures—all fully dimmable—shape the interiors throughout the day, highlighting materials, enhancing architectural volumes and creating multiple living atmospheres.
The exterior renovation was conceived to modernise the villa while respecting the architectural language of the existing residential complex.
The landscape design carefully integrates mature Mediterranean vegetation with a new custom-designed 7.5 × 3 metre infinity swimming pool, complete with a hydromassage area and counter-current swimming system.
The entire façade is enhanced through a bespoke architectural lighting scheme that accentuates volumes, textures and outdoor living spaces after sunset.
